Sterling One Properties, LLC is a diversified real estate development and investment company. Our projects involve land acquisition, annexation, zoning, platting and other entitlements, lot development, commercial and residential construction and related financing, sales and marketing activities. Over the last seven years, Sterling One was a principal and, in most cases, managing partner for over $200 million in projects. While our primary focus is mixed-use land developments and residential communities, more recently we were the lead financial partner for over $50 million in hotel projects.

The mixed-use development strategy of Sterling One is to acquire property in the path of growth or undervalued in an infill area with multiple zoning and mixed-use opportunities. Sterling One then entitles the property for mixed-use and markets and/or develops all or part of the property as is most advantageous for the market. Our focus is to quickly eliminate debt with partial sales and hold our remaining positions to maximize profits.

Typically, the residential portions of the mixed-use projects are for production builders constructing homes in the $100,000 to $300,000 range. The largest of these are land for the 700 acre/1,800 lot Williamsburg project on I-30 in Fate, the 250 acre/800 lot Summerfield project off I-20 in Lancaster and 550 acre/1,100 lot project off SH205 in McLendon Chisholm, Texas. The first two projects contain a substantial amount of commercial land.

Sterling One also has a core business of custom home lot developments with the latest being "Kingsbridge", a $20 million gated community. The two finalists for the Home Builders Association of Greater Dallas Community of the Year for 2007 were also developed by Sterling One in Heath, Texas. Terrabella is an exclusive lakefront community with homes ranging from $1.4 - $3.5 million, and Wyndemere is an 87 lot community with homes from $450,000- $1 million.
